Pricing guide
How much does a house cleanout cost?
For a house, estate or move-out cleanout, a complete room-by-room scope matters more than a generic average. Decide what leaves before deciding which quote is best.
The short answer
We do not have a verified national house-cleanout price to publish. A whole-property quote needs the rooms, item volume, access and requested labor. Do not treat a single truckload reference as an all-inclusive house price.
Build a room-by-room removal list
Start with a list of rooms, closets and storage spaces. Include the basement, attic, garage and outdoor areas only when they are part of the job. Mark furniture and personal belongings that must stay so they are not mistaken for removal items.
Photograph each room from enough angles to show the contents, and label which images belong together. Separate views of one room should not be mistaken for several rooms, while separate rooms should not be merged into one pile.
Separate hauling from sorting, cleaning and demolition
A cleanout can mean different things to different companies. State whether items are ready to load or whether you need sorting, packing, dismantling or other preparation. Confirm those services in writing before accepting a quote.
Estate work may involve items that family members want to keep. Agree on a clearly marked keep area and identify who can make decisions during the pickup. Documents, valuables and personal records should be handled before the removal begins.
Cleaning, carpet removal, fixture removal and repairs are separate scope questions. A price for removing belongings should not be assumed to include making the property ready for sale or a new tenant.
Explain access and the pickup schedule
List floors, stairs, elevator arrangements and parking restrictions. If a property has limited access hours or needs several visits, discuss that before comparing totals. Let the provider determine how the confirmed scope affects crew and vehicle requirements.
For a packed or difficult-to-access property, an in-person assessment may be more useful than photos alone. Ask how any change to the agreed scope will be priced and approved before extra work proceeds.
Compare written scopes alongside the price
Check that each quote covers the same rooms, contents and labor. Ask whether hauling and disposal are included and how separately handled materials will be dealt with. Note exclusions so the least expensive headline does not leave a large part of the work unresolved.
If you plan to donate or sell items first, have those arrangements confirmed and update the removal list. A promised donation or buyer pickup is not a completed removal until the items are gone.
Have these details ready for your estimate
- Rooms and storage areas included in the cleanout.
- Photos labelled by room and a separate keep list.
- Sorting, dismantling or cleaning requests stated explicitly.
- Access restrictions, decision-maker and desired timing.
Our estimate process lets you review photo-detected items before confirming the scope. Unclear items may need a company review.
Common questions
Is an estate cleanout priced by square foot?
Ask how the particular provider quotes it. Floor area alone does not describe the contents, carrying work or special handling involved.
Can I get a firm house-cleanout quote from photos?
A provider may need an on-site assessment if photos do not show the full scope. Confirm whether a written price is fixed for the agreed scope or still an estimate.
Will the company sort donations and valuables?
Only if that service is agreed upon. Set aside personal records and valuables, and discuss donation handling directly with the provider.
